Kelly Park Area Overview: Apopka's Fastest-Growing Corridor

The Kelly Park Road interchange at SR 429 has become the center of new-home construction in Apopka. Several builders are delivering homes within a two-mile radius, which makes the area easy to comparison shop — and easy to get confused in.
What is being built here
The corridor mixes townhomes, 40- and 50-foot single-family homesites, and a smaller number of 60-foot and larger lots. Dream Finders Homes has multiple neighborhoods in the area, and other national builders have active or planned phases nearby.
Because the neighborhoods are close together, amenity packages are a real differentiator: some open with a pool and cabana early, while others deliver amenities in a later phase.
What is nearby
Kelly Park / Rock Springs is the area's best-known natural attraction and requires advance reservations during busy periods. Wekiwa Springs State Park is a short drive southeast. Everyday retail is concentrated along US 441 and the growing commercial nodes near the interchange.
The area is still transitioning from agricultural use, so expect active construction, limited sidewalks in some phases, and retail that is still catching up to housing.
What to verify before you pick a homesite
Two homesites in the same neighborhood can have very different long-term experiences.
- What is planned on the vacant land directly behind or beside the lot?
- Is the lot in a phase with amenities already delivered, or a future phase?
- Which direction does the lanai face, and how does that affect afternoon sun?
- Are there premiums for pond, conservation, or corner homesites?
- What is the CDD or HOA assessment for that specific phase?
